When you tell people you live in Florida, they usually assume one of two things: You either live in the chaos of Miami nightlife, or you live next to Mickey Mouse in Orlando.

But there is a third option. A quiet giant that has been growing steadily, attracting a very specific type of person. I’m talking about Brevard County—the Space Coast.

I moved here (and Lizzie moved here) not because we wanted to retire, but because we wanted to build. And looking around at the coffee shops in EGAD (Eau Gallie Arts District) or the gyms in Viera, I realized we aren’t alone. There is a massive migration of millennials happening right now, and for good reason.

If you are in your 30s, tired of the big city grind but not ready for the retirement home, here is why Melbourne and the Space Coast might be your perfect “Goldilocks” zone.

1. The “Smart” Economy

This isn’t a tourist town. Sure, we have Ron Jon Surf Shop and Cocoa Beach, but the backbone of this county is Tech and Aerospace.

You can’t throw a rock in Melbourne without hitting an engineer. With L3Harris, Northrop Grumman, SpaceX, Blue Origin, and NASA all headquartered or operating heavily here, the demographics are unique. You have a high concentration of educated, driven professionals.

For us, this creates a different vibe. It’s not a “party town,” but it’s an ambitious town. People here are building rockets to go to Mars. That energy is contagious. It feels like living in the future, especially when you can walk out into your backyard at 2:00 AM and watch a Falcon 9 turn the night sky into daylight.

2. Affordability (Relative to the Madness)

I won’t lie—prices have gone up (read my post on real estate myths for more on that). But compared to Miami, Tampa, or even Orlando? Brevard is still a steal.

You can still find a single-family home with a yard for under $400k in places like Palm Bay or West Melbourne. In Miami, that gets you a parking space. For 30-somethings who are looking to start families or just want space for their dogs, your dollar goes significantly further here.

Lizzie and I are constantly looking at the numbers, and the “ROI on Lifestyle” here is unbeatable. No state income tax, lower property prices than South Florida, and reasonable property taxes compared to the Northeast.

3. The “Third Places” are Thriving

In your 30s, you stop caring about nightclubs and start caring about “Third Places”—spots where you can hang out that aren’t work and aren’t home.

Brevard is exploding with these.

  • EGAD (Eau Gallie Arts District): This is the hipster heart of Melbourne. Murals, kava bars, and spots like Pineapples (where our Run Club meets).
  • Downtown Melbourne: Walkable, historic, with great food and whiskey bars.
  • Viera: The “master-planned” version of a third place. Everything is golf-cart accessible. It feels like living in a simulation, but in the best, most convenient way possible.

4. Nature that Isn’t Manicured

Orlando has manicured lawns and plastic trees. Miami has concrete. Brevard has the Indian River Lagoon and miles of uncrowded beaches.

If you are an outdoorsy person, this is paradise. You can kayak with manatees in the morning, surf at Indialantic in the afternoon, and mountain bike at the Grapefruit Trails in the evening. It’s a messy, wild, real kind of nature.

And let’s be honest: There is nothing better for your mental health than staring at the ocean. It is the ultimate reset button after a stressful week at work.

5. Proximity without the Traffic

The best part about Brevard is that you are close to everything, but you don’t have to live in it.

  • Want to go to Disney or Universal? It’s 50 minutes away. You can go for the day and come home to your quiet beach town.
  • Want to catch a flight? Orlando International (MCO) is an easy drive, or you can fly out of the tiny, stress-free Melbourne Airport (MLB).

You get the benefits of a major metropolis (Orlando) without the I-4 traffic jams that steal your soul.

For a long time, people thought of the Space Coast as just a sleepy beach community. That era is over. The secret is out.
