Tips for New Realtors in Florida: What I Learned From Joining a Team

Starting a career in real estate is exciting, empowering — and let’s be honest — a little intimidating. When I became a licensed Realtor in Florida, I quickly realized that getting your license is just the beginning. The real learning happens once you’re out in the field, working with clients, contracts, and compliance requirements that can change from one county to the next.

That’s why I made one of the best decisions of my career early on: joining a real estate team. It gave me the structure, mentorship, and real-world experience I needed to grow quickly — and most importantly, avoid costly mistakes that could lead to fines or delays.

1. Don’t Go It Alone — Learn From Experience

Florida real estate law is very specific, and small errors can have serious consequences. Joining a team allowed me to ask questions, shadow experienced agents, and watch how they handled everything from disclosures to difficult negotiations.

Instead of learning through trial and error, I learned through guidance. I was able to sit in on showings, observe client consultations, and see real contracts handled correctly from start to finish. That kind of mentorship is priceless when you’re just getting started.

Pro Tip: Find a team that offers hands-on training, not just a name to attach your license to. The best teams actively mentor and review your contracts before submission.

2. Understand the Rules — and Follow Them Closely

Florida’s real estate regulations are designed to protect both clients and agents. As a new Realtor, it’s your responsibility to understand the laws around advertising, escrow deposits, and disclosures. Respond quickly, communicate clearly, and be honest if you don’t know something. Clients appreciate transparency, and your authenticity will set you apart.

8. Learn the Local Market Inside and Out

Understanding your market is your biggest advantage. In Florida, every county has unique neighborhoods, flood zones, HOA requirements, and insurance implications. As part of my team, I learned to analyze comps, study market trends, and preview homes every week. The more local knowledge you have, the more confidently you can serve your clients.

Pro Tip: Spend one day a week exploring neighborhoods. Take notes on amenities, price points, and what makes each area unique — it’ll help you connect buyers with their ideal homes faster.

9. Embrace the Learning Curve

It’s okay to feel overwhelmed at first — we all do. Real estate is one of the few careers where you can learn, grow, and earn simultaneously. Every showing, call, and closing teaches you something new. Give yourself grace, stay consistent, and remember that every top producer was once brand new too.
